What is tenant insurance and why is it important?
Most people are familiar with home insurance. Less familiar is Tenant Insurance (also known as renters insurance), which protects you if you're renting a residence. Renters Insurance is a requirement for many landlord-tenant lease agreements, but even if it's not, it's a good idea to have. It can end up saving you from covering the cost of replacing your valuable items in the event of a fire, theft, or flood.
Tenant Insurance can also help pay for the extra costs of having to live somewhere else if your residence becomes uninhabitable due to an insured loss. This can include the cost of lodging, such as temporary rent at a separate location, hotels, or Airbnbs, and can also help with other costs like restaurant meals and storage fees.
Although landlords likely have insurance of their own, your landlord's insurance typically only covers the building. This leaves your contents of your unit unprotected. Further, if you were found liable for damages to the building, your landlord's insurance company may come after you for the costs. Renters Insurance can aid you in both of these situations. Further, it can cover certain expenses that arise from an emergency. Read more about the benefits of Renters Insurance here.
Is it mandatory to have tenant insurance in Vancouver?
While tenant insurance isn’t legally required in Vancouver, many landlords do require it as part of the lease agreement. Even if it’s not mandatory, having tenant insurance is a smart decision. It protects your personal belongings and provides crucial liability coverage, helping you avoid significant out-of-pocket expenses in the event of an unforeseen incident.
What does tenant insurance cover?
Tenant insurance offers comprehensive protection for renters, covering three main areas:
Personal Property: Safeguards your belongings against theft, fire, vandalism, and other covered perils.
Liability Protection: Covers legal costs and damages if someone is injured in your home or if you accidentally damage someone else's property.
Additional Living Expenses: Provides financial assistance for temporary housing if your rental home becomes uninhabitable due to a covered event.
APOLLO offers tailored coverage that fits your unique needs, ensuring peace of mind and financial security.

What happens if you don’t have tenant insurance?
Without tenant insurance, you’re at risk of significant financial loss. If your personal belongings are damaged or stolen, you’ll have to cover the replacement costs out of pocket. Protect yourself from these risks with APOLLO Insurance, providing you with peace of mind and financial security.

What is a certificate of insurance (COI)?
A COI is a statement of coverage that we provide to you. It’s a summary that verifies that your business is, in fact, insured. You may receive a request from a potential client for a COI as a condition of doing business with you. It’s simply proof that your business can cover the cost of a liability claim.

What is personal liability coverage?
Liability insurance protects you if you are held responsible for causing property damage or bodily injuries to others while at home or away anywhere in the world. For example: If you hit a baseball out of a park onto the street, and it hits a child, or breaks a window. Or one of your guests slips and falls and has to take time off work due to injuries. Or, while on vacation, a bonfire gets out of control and damages someone’s property. Personal Liability would cover you in all these and similar events. What is personal property coverage and how much of it do I need?
Also called contents Insurance, this protects the property you own that you could pack in a bag or put in a moving truck. Things like your clothing, electronics, furniture, etc. are covered while they’re on your property or in transit during a move. APOLLO offers personal property limits from $25,000 to $250,000. You should choose an amount that will be sufficient to replace all of your belongings with the new items. If your residence is ever burglarized or there is a fire, this policy will help replace the lost or damaged items with the new ones. Over the years we tend to accumulate a lot of little and big things. Majority of our clients in a two-bedroom condo choose the $50,000 coverage limit.

What are additional living expenses?
This coverage protects against increased living expenses you may incur because your rented unit can’t be lived in. This could be a result of damage to your home from an insured loss or an order to evacuate your home as a result of a sudden, accidental event. For example, it can help cover expenses like a hotel room, storage costs, meals, laundry, transportation, and more if you can’t live in your condo while repairs are being made after an insured loss.

In a city where rental demand is sky-high and most homes are part of strata buildings, tenant insurance is often mandatory before move-in day.
Across Vancouver, many landlords and property managers include proof of tenant insurance as a condition of the lease. Before you get the keys, you’ll likely need to show you’re covered.
Vancouver landlords and property managers want reassurance that if something goes wrong, no one is left footing the bill. It’s standard for tenants to carry:
Personal liability coverage protects you if someone is injured or their property is damaged in your unit.
Proof of insurance with your landlord listed as an “interested party”. This ensures they’re notified if your policy lapses or gets cancelled.
Coverage for contents and additional living expenses. Since the building’s strata insurance doesn’t cover your personal belongings or hotel costs if you’re displaced after a loss.
Vancouver’s coastal setting brings its share of risks, from winter rainstorms and flooding to summer wildfires and apartment break-ins. If disaster strikes, the costs can add up quickly.
Tenant insurance helps you:
Replace stolen or damaged belongings after a break-in or water leak.
Cover hotel or temporary rental costs if you can’t stay in your home during repairs.
Avoid paying out of pocket if someone is injured in your unit and takes legal action.
In a city with some of the highest living costs in Canada, tenant insurance is an affordable way to protect your finances, and your peace of mind.

Vancouver's reputation for rain isn't just a cliche. When drainage systems get overwhelmed, water can seep into basements and ground-level suites, damaging furniture and flooring. In 2021, intense rainfall across the Lower Mainland led to flash floods that affected thousands of renters.
With tenant insurance, you're covered for:
Water-damaged personal belongings
Hotel or short-term rental stays while your unit is being repaired
Optional sewer backup and overland flood protection

Although most wildfires occur outside Metro Vancouver, smoky air regularly drifts into the city during summer. Poor air quality can linger for days, leaving behind odour and residue that ruin fabrics and electronics.
Tenant insurance can help cover:
Cleaning or replacement of smoke-damaged belongings
Temporary housing if poor air quality makes your unit unliveable
Restoration costs for furniture and soft surfaces

High winds off the Pacific Ocean can take down power lines and trees, especially in neighbourhoods like the West End, Kitsilano, and the North Shore. Extended outages can spoil food, damage electronics, and leave renters in cold, dark homes for days.
Tenant insurance helps by covering:
Spoiled food and damaged devices from power loss
Temporary relocation costs if your unit becomes uninhabitable
Expenses related to moving out and back in during repairs
In early 2024, a fire broke out in a downtown high-rise near Yaletown, forcing residents in the middle of the night. While sprinklers contained the flames, smoke and water damage made dozens of suites unliveable for weeks.
If you had tenant insurance:
Coverage for a hotel or short-term rental while your unit was being repaired
Reimbursement for smoke-damaged furniture, clothing, and electronics
Assistance with relocation expenses while you searched for a new place to live

After days of relentless rain, parts of North Vancouver experienced severe flash flooding that damaged ground-floor and basement suites. Many renters were left scrambling to replace soaked belongings and find temporary housing.
If you had tenant insurance:
Replacement of water-damaged personal property like laptops, couches, and clothing
Hotel or short-term rental stays while your suite was repaired
Optional flood and sewer backup coverage for full protection in basement units
A major windstorm knocked out power to thousands of homes across Vancouver's West End and Kitsilano. With power out for several days, residents faced spoiled food, damaged electronics, and freezing temperatures in their apartments.
If you had tenant insurance:
Reimbursement for spoiled food and damaged devices from the outage
Temporary housing if your unit became unsafe or uninhabitable
Coverage for costs related to moving out and back in once repairs were complete
Who lives here: Creatives, young professionals, remote workers
Rental types: Basement suites, character homes, boutique apartments
Risks: Water leaks, theft, fire from older wiring
This eclectic neighbourhood is known for its coffee shops, breweries, and walkable streets. But with heritage homes and older plumbing, water damage and fire risks are common. Tenant insurance can help replace valuables, cover hotel stays, and protect you from liability if something goes wrong.
Who lives here: Families, students, long-time locals
Rental types: Duplexes, garden suites, low-rise condos
Risks: Storm damage, flooding, theft
Kits' laid back beach vibe comes with its share of challenges. Heavy coastal storms and older buildings can lead to water damage, while the area's popularity means higher risk of theft. Tenant insurance helps cover losses so you can focus on taking in the sunset at the beach, not your next repair bill.
Who lives here: Students, professionals, newcomers to the city
Rental types: Condos, high-rises, micro-suites
Risks: Fire, power outages, water leaks
From Coal Harbour to Yaletown, high-rise living offers unbeatable convenience, but also shared systems that can lead to unexpected water or electrical damage. Tenant insurance ensures your belongings are protected and covers hotel stays if your building becomes temporarily uninhabitable.
Who lives here: Artists, young families, long-time residents
Rental types: Apartments, basement suites, duplexes
Risks: Water leaks, break-ins, liability incidents
This lively, diverse neighbourhood is full of character, but this often means older buildings. With tenant insurance, you're protected if a leak damages your belongings or if someone is injured in your rental.
Who lives here: Working professionals, students, families
Rental types: Basement suites, laneway homes, multi-family units
Risks: Flooding, fires, theft
In East Van's growing rental market, older homes meet modern development. Whether it's a flooded basement or a kitchen fire, tenant insurance can help you recover quickly and keep your finances on track.
