What is tenant insurance and why is it important?
Most people are familiar with home insurance. Less familiar is Tenant Insurance (also known as renters insurance), which protects you if you're renting a residence. Renters Insurance is a requirement for many landlord-tenant lease agreements, but even if it's not, it's a good idea to have. It can end up saving you from covering the cost of replacing your valuable items in the event of a fire, theft, or flood.
Tenant Insurance can also help pay for the extra costs of having to live somewhere else if your residence becomes uninhabitable due to an insured loss. This can include the cost of lodging, such as temporary rent at a separate location, hotels, or Airbnbs, and can also help with other costs like restaurant meals and storage fees.
Although landlords likely have insurance of their own, your landlord's insurance typically only covers the building. This leaves your contents of your unit unprotected. Further, if you were found liable for damages to the building, your landlord's insurance company may come after you for the costs. Renters Insurance can aid you in both of these situations. Further, it can cover certain expenses that arise from an emergency. Read more about the benefits of Renters Insurance here.
Is tenant insurance mandatory in Newfoundland?
While tenant insurance isn’t legally required in Newfoundland, many landlords do require it as part of the lease agreement. Even if it’s not mandatory, having tenant insurance is a smart decision. It protects your personal belongings and provides crucial liability coverage, helping you avoid significant out-of-pocket expenses in the event of an unforeseen incident.
What does tenant insurance cover?
Tenant insurance offers comprehensive protection for renters, covering three main areas:
Personal Property: Safeguards your belongings against theft, fire, vandalism, and other covered perils.
Liability Protection: Covers legal costs and damages if someone is injured in your home or if you accidentally damage someone else's property.
Additional Living Expenses: Provides financial assistance for temporary housing if your rental home becomes uninhabitable due to a covered event.
APOLLO offers tailored coverage that fits your unique needs, ensuring peace of mind and financial security.
What's the average cost of tenant insurance in Newfoundland?
The cost of tenant insurance in Newfoundland varies based on several factors, including location, coverage amount, and deductible. On average, you can expect to pay between $15 to $30 per month. What happens if you don’t have tenant insurance?
Without tenant insurance, you’re at risk of significant financial loss. If your personal belongings are damaged or stolen, you’ll have to cover the replacement costs out of pocket. Additionally, if you're held liable for someone getting injured in your home or you accidentally damage someone else's property, you could face significant out-of-pocket costs. Protect yourself from these risks with APOLLO Insurance, providing you with peace of mind and financial security.

Does tenant insurance cover fire?
Yes, renter’s insurance covers fire. This is the case regardless of how the blaze was started, unless the fire was intentionally set by you.
Fire is one of the most common covered perils included in renter’s insurance. Also referred to as named perils, other examples are windstorms and hail, theft, and vandalism.

What is a certificate of insurance (COI)?
A COI is a statement of coverage that we provide to you. It’s a summary that verifies that your business is, in fact, insured. You may receive a request from a potential client for a COI as a condition of doing business with you. It’s simply proof that your business can cover the cost of a liability claim.

What is personal liability coverage?
Liability insurance protects you if you are held responsible for causing property damage or bodily injuries to others while at home or away anywhere in the world. For example: If you hit a baseball out of a park onto the street, and it hits a child, or breaks a window. Or one of your guests slips and falls and has to take time off work due to injuries. Or, while on vacation, a bonfire gets out of control and damages someone’s property. Personal Liability would cover you in all these and similar events. What is personal property coverage and how much of it do I need?
Also called contents Insurance, this protects the property you own that you could pack in a bag or put in a moving truck. Things like your clothing, electronics, furniture, etc. are covered while they’re on your property or in transit during a move. APOLLO offers personal property limits from $25,000 to $250,000. You should choose an amount that will be sufficient to replace all of your belongings with the new items. If your residence is ever burglarized or there is a fire, this policy will help replace the lost or damaged items with the new ones. Over the years we tend to accumulate a lot of little and big things. Majority of our clients in a two-bedroom condo choose the $50,000 coverage limit.

What are additional living expenses?
This coverage protects against increased living expenses you may incur because your rented unit can’t be lived in. This could be a result of damage to your home from an insured loss or an order to evacuate your home as a result of a sudden, accidental event. For example, it can help cover expenses like a hotel room, storage costs, meals, laundry, transportation, and more if you can’t live in your condo while repairs are being made after an insured loss.

If you’re renting in Newfoundland, you might be wondering if tenant insurance is required by law. The short answer is no, but you'll likely be required by your landlord to be a policyholder as a condition of your lease.
Tenant insurance is not legally mandatory under Newfoundland’s Residential Tenancies Act. However, landlords have the right to include tenant insurance as a condition of your lease, and many now do. This means you'll likely need to show proof of insurance before you’re handed your keys, and to keep an ongoing policy as a necessary condition of your lease.
While the law doesn’t require tenant insurance, many Newfoundland landlords include it in their leases. It’s increasingly common to be asked for:
Personal liability coverage protects you if someone is injured in your unit or if you accidentally cause damage (like a kitchen fire or water leak).
Proof of coverage: landlords may ask to be listed as an “interested party,” so they’re notified if your policy is cancelled or lapses.
Requiring tenant insurance protects both tenants and landlords:
Tenants avoid paying out of pocket for damages, losses, or legal claims.
Landlords reduce their own liability and avoid disputes over who is responsible in case of an incident.
This is especially important in apartment and multi-unit buildings, where a small accident in your suite like a cooking mishap or plumbing leak can quickly affect other tenants.
Newfoundland’s coastal communities are no strangers to flooding. Heavy rainfall, combined with storm surges from hurricanes and post-tropical storms, can quickly overwhelm drainage systems and push water into basements and apartments.
Example: In January 2020, a historic blizzard brought hurricane-force winds and record-breaking snowfall to St. John’s, leaving thousands without power and damaging homes across the city.
Why It Matters: Floodwaters don’t just damage floors and furniture. They can destroy belongings and make a unit unliveable. Optional overland flood coverage, paired with tenant insurance, ensures you’re protected when extreme weather hits.
Snow squalls, ice buildup, and prolonged blizzards are part of life in Newfoundland. These storms can snap power lines, burst pipes, and leave apartments freezing cold within hours.
Example: In February 2023, an intense winter storm brought over 50 cm of snow to parts of the island, shutting down communities for days. Power outages during these events can quickly lead to water damage and food spoilage.
Why It Matters: Tenant insurance can help cover the costs of temporary living arrangements if your unit becomes uninhabitable, giving you peace of mind during harsh winters.
While hurricanes often weaken before reaching Newfoundland, their remnants can still bring destructive winds and heavy rainfall. Roof damage, broken windows, and flying debris can all put renters at risk.
Example: Hurricane Igor in 2010 washed out roads, destroyed bridges, and damaged hundreds of homes in eastern Newfoundland, with insured losses topping $65 million.
Why It Matters: Even if your building is insured, your personal belongings and liability exposure may not be covered. Tenant insurance helps fill that gap.
A late-night blaze in a St. John’s apartment complex forced dozens of families to evacuate into the cold. Many couldn’t return home for weeks.
With tenant insurance, renters would have had:
Immediate coverage for hotel stays or temporary rentals
Replacement for smoke- and fire-damaged belongings
Financial relief to help with relocation costs
Hurricane Igor slammed Newfoundland with record-breaking rainfall and winds, washing out roads and flooding homes. Rental units near rivers and basements across St. John’s and surrounding towns were hit hard.
With tenant insurance, renters would have had:
Reimbursement for water-damaged furniture, clothing, and electronics
Optional overland flood coverage for complete protection
Extra living expenses if their unit became uninhabitable
Newfoundland is no stranger to extreme winter. A historic blizzard in January 2020 buried St. John’s under 75 cm of snow in two days, knocking out power across the city. Renters without backup heat or electricity had to leave their homes.
With tenant insurance, renters would have had:
Coverage for spoiled food from power outages
Additional Living Expenses (ALE) for hotel stays when apartments became unlivable
Peace of mind knowing they had financial support in emergencies
Who lives here: Students, young professionals, artists
Rental types: Heritage row houses, walk-up apartments, student rentals
Risks: Water damage from heavy rain, break-ins, fire in older homes
With its colorful row houses and lively arts scene, Downtown St. John’s is a hub for students and renters. But older housing stock and frequent wet weather mean risks like leaks, fires, or break-ins are real. Tenant insurance helps replace belongings and cover hotel stays if your unit becomes unliveable.
Who lives here: Families, long-term renters, retirees
Rental types: Duplexes, townhomes, single-family homes split into suites
Risks: Basement flooding, wind damage, plumbing failures
Mount Pearl is one of the fastest-growing rental markets near St. John’s, but basements and multi-family rentals here are prone to flooding and storm damage. A tenant insurance policy ensures your contents are protected and covers temporary living costs if repairs take weeks.
Who lives here: Health workers, professionals, outdoor enthusiasts
Rental types: Apartment buildings, basement suites, co-living rentals
Risks: Heavy snowfall, ice storms, burst pipes
This west coast community sees extreme winter conditions that can wreak havoc on pipes and roofs. Tenant insurance helps with water damage cleanup, replacing belongings, and covering emergency accommodations during outages or repairs.
Who lives here: Artists, local professionals, eclectic renters
Rental types: Character apartments, cottages, converted heritage buildings
Risks: Coastal erosion, wind-driven rain damage, plumbing issues in old structures
This historic and scenic district has a quirky rental market, but older buildings and shoreline exposure mean a higher risk of water and structural damage. Tenant insurance protects you if repairs are needed after weather-related incidents.
Who lives here: Commuters to St. John’s, young families, professionals
Rental types: Townhouses, basement apartments, new condo rentals
Risks: Windstorms, water backup, theft
Paradise is a family-friendly community on the rise. While modern builds are common, renters still face risks like windstorms knocking out power or water backup damaging basements. Tenant insurance ensures your belongings and living expenses are covered if disaster strikes.
